Deposit/Cancellation - A deposit of 25% will be charged upon receipt of this signed rental agreement.  If your reservation is cancelled 90 or more days prior to your scheduled arrival date, your deposit minus a $75.00 admin fee will be refunded.  Cancellations between 89 and 28 days prior to arrival lead to forfeiture of your complete deposit. Reservations cancelled 27 days or less prior to arrival, and no-shows, incur a 100% cancellation penalty (all room nights charged including tax).  Our cancellation policy is strict so we highly recommend getting travel insurance to protect you in the case it becomes necessary to cancel at the last minute.  Examples: www.insuremytrip.com or www.travel-guard.com.

 

Damages - No further advance deposit is required for damage.  Upon check-in you should find the premises to be in good repair and appropriately furnished.  By signing this you are acknowledging responsibility for damages or losses to the premises or contents.  The cardholder agrees to allow the property owner to charge the card listed above for any damages or losses.

 

Cleaning, Maintenance & Repairs - Tenant agrees to maintain the premises in a clean & sanitary manner and to return the property in good condition.  Tenant agrees to contact owner immediately in the event of any type of water leak or if they notice anything in need of repair that needs to be addressed by owner.  Upon check out tenant should place all dirty dishes in the dishwasher and start the dishwasher, place all dirty linens in a pile by the laundry room floor, clean out the refrigerator removing all perishables (ok to leave unopened drinks or bottled condiments for other guests to use), take trash to the dumpster, clean & put the cover on the grill, bring the chair cushions inside, set the temperature to 72 degrees, and check to be sure the deck door is locked before leaving.  Owner’s cleaning service will wash the dirty linen and perform the final cleaning.  

 

Use & Additional Occupancy - This rental is limited at all times to the specific persons listed on the rental agreement.  We are very particular regarding the number of people allowed in our condo and rent to small groups only.  Gatherings and parties are not allowed in our condo or on the Edgewater premises.  This allows us to keep the condo in excellent condition, allows us to pass a better price along to our guests as they only pay for the number of people listed on the agreement, and keeps us from having to charge an additional damage deposit,.  We can make reasonable exceptions, however please check with us first.  Additional overnight guests are not allowed without prior written authorization.  Cardholder agrees to allow this card to be charged an additional $100.00 per person per night for any unauthorized overnight guests. 

 

Condominium/House Rules - All guests are required to complete and sign the attached rules.  Tenant agrees to abide by any and all house rules set forth by home owner’s association with respect to noise, disposal of trash, pets, parking, and the use of common areas.  Failure to abide by the complex rules may result in eviction by the property management company and/or owner.  If evicted from the complex, cardholder is not entitled to any refunds of rent.

 

Smoking - There is NO SMOKING allowed inside this unit.  Smoking is only permitted on the deck with the door closed.  Violations of this policy are subject to additional charges.   The charge is the greater of $200 or actual additional cleaning and smoke damage mitigation charges as determined by owners.

                                                                                                                                       

Pets - Pets are not allowed by guests.

 

Hurricane Policy:  No refunds will be given unless the Mayor of South Padre Island issues a voluntary or mandatory hurricane evacuation.    Should such an order be issued any unused portion of rent will be refunded in addition to the deposit.  If a hurricane is approaching the island we ask that you please be in contact with us.  The best source for local governmental information is www.spiemergency.com .  This website is updated often in the event of an approaching storm.  

 

Acknowledgement and Authorization - The cardholder acknowledges these terms and condition and authorizes the owner to charge the above listed credit card for deposit, balance and any other fees as described herein.  Acceptance by owner will be effective upon charging of the credit card.

Making your reservation is EASY. 

 

After we chat briefly in person, we will send you via email a customized rental agreement like the one below and a copy of our Edgewater condo rules for you to sign and fax or scan/email back.  We take payment by credit card only (MC, Visa, or AMEX) with 25% of the total down to reserve the condo.  The balance is charged to your card on file on the business day before your scheduled arrival.  We ask that you sign and return the rental agreement to us ASAP (within 24 hours).  After we receive the agreement back we will charge the deposit, mark the nights off the calendar, and will send you a confirmation email.  A few weeks before your trip we will send you a welcome packet containing the rest of the information you will need to access the condo.
